I am buying my first house and I am VERY excited!!!!
I have been looking for a while (over a year) and have never really found anyhting in my price range. Here the houses are either huge and way too much for me or teeny tiny and overpriced.
My husband has a co worker that has a house he bought for his son as a starter. They have done the major work to it and started the cosmetics. They are only asking what they owe on it. (the son is moving and the dad doesnt want to have to deal with renters). nearly 100% of the banks or loan companies want 20% down now. :eek: I can't afford this. If I bought this house my payment would go down nearly 250$ a month, leaving me aenough money each month to work on the cosmetic work (new paint, new trim, landscape). Its a smaller house, about the size we are in, but it would make a great starter house. Any suggestions on what I can do as far as financing? He is wanting it sold asap and said we have to tell him by the first of the month if we are interested or not. (he is still paying on it and his son will be gone). We were going to try and get our financing worked out before we had an inspector look at it (I dont want to pay 350$ for something I can't even buy). Can anyone give me any suggestions? Also I have been looking into FHA loans and I can't really find much about them. Any info? Do you have to have alot down on those?

A lot of the time first time home buyers don't have to put down a deposit. I would contact a local bank and get the number for a mortgage lender. They can give you your best options! Good Luck!:)

A few months ago I was VERY interested in a house and they said there's not a place that offers a 100% loan any more because of how bad the market is. Then it was 15% down, now they are telling me 20% down.... that's a few thousand more than I had planned. I work full time and so does my hsband but I don't make hardly anything and we both go to school full time...but make too much toget financial aide...go figure...lol...

I would ask around before I believed that. Not saying that they are wrong but if they know they can't do it for you they are going to tell you anything so you dont shop the market. I worked in banking and loans for 5 years. They aren't always honest:o

How about talking to the owner about renting to own until you can save up enough for the deposit. A contract can be made for this, and you just pay him. You could suggest different things that could be put in the contract to show that you are serious, and protect you and him. Just a thought...

Also, anyone close to you that would be eligible for a VA loan? Those have no down payment.

thanks rebate queen. I have thought about this. He suggested $5,000 and 500 a month for 5 years. But I no longer have the money to put down. I htought about seeing if he would let us rent it for 6 months, that money go towards the house and then get a home loan and pay him the rest. He told me the rent price though and it would be $100 more than I am oaying now. If I did the $5000 down with him and the $500 a month by the time you add insurance and property taxes I would be paying more than I pay now and wouldnt have any money to fix the stuff that needed to be fixed. By the time I had it paid off we would be ready to start a family and the house would be too small...lol...

What about a FHA loan? I think those are no downpayment too.

I am applying for an fha loan as we speak. we had a really crappy ral estate agent before who would never give us info on this. I have tried to look stuff up on it and havnt found much. lol.
