Hi All... For the past year I have been trying to sell a piece of land my self, by owner. But after a year and no real solid deals, I am thinking about contacting an agent. I don't want to come off foolish and uneducated, so I was wondering if there are any tips that you can give me AND What are some good questions to ask. I really want to sell this land.

I've only sold a home thru an agent once. Home on 5 acres in the country (wish I'd kept it!). We used the same agent we bought it thru about a year earlier. Anyway, when it was all said and done, WE had to come up with a ton of money for a new well! Sheesh. Sucked only having it for a yr and us having to pay for that, and not the owners we bought it from. They change the rules regularly, I gather. lol
That's all I know about anything like that, so really I'm no help. Just remember ask about any new requirements that may have come along since your purchase! :o

I don't know how your marketed your property in the past. Out here in Calif. Realtors charge 10% to sell vacant land, that is a huge chunk, but then the cost of land out here is outrageous.
Contact 2-3 agents and get a market evaluation of your property and what they think it should sell for. Choose the person you think is most reliable and knowledgeable, and will market your land!...best of luck.

That is about the same here in PA. We have 2.16 acre and are trying to sell it for $180,000. (that is about typical around here) But is an agent going to want to be retained or have some type of commitment? I mean 10% is bad enough and plus Uncle Sams cut.:( If it's an independently owned agent, you can neogitate % price, right?

Out here an agent likes to get you to sign with them for atleast 6 months, but you do not have to stay with a realtor for that long. Some agents are eagar to sign you but could care less about pushing a property since it goes into the multiple listing where any agent can sell the property and they still make a commission. Some agents specialize in vacant land. Finally most agents, not only independents will not tell you the percentages are negotiable, after all it is their bread and butter, so do ask! Saving just 1% is alot of money. Finally, do some research on the internet for agents in your area, some will have a bio on their experience.

Well, I finally contacted and talked to an agent, just to have him tell me that land isn't selling in my area. (1.5 acres going for $110,000 and no one is buying) So he suggested that we sit on it for awhile. It's been over a year, the neighbors made an offer of $140,000 and I am wondering if we should take it...... What would you do???
Plus the fact that great looking homes in my area are sellling for $175,000.

Take the money and run, maybe an old expression but fitting now with real estate prices falling, if your neighbors offered to buy it, take them up on it! never look a gift horse in the mouth. My friend had offers on her mobile home of $220,000 she said no, was holding out for more, now she can't unload it and has dropped the price to $197,000..........I wish you the best of luck.

It sounds like a decent offer. My parents sat on their house for about 6 months now and they are trying an auction. They have no limit set, but they are not for sure going to sell it. They have to ok the price before they say sold at the auction. If they don't sell it they are out of pocket about $2,000 but they would rather try than hold onto it. I would take the offer though, it sounds decent. Well how much land do you have? If it is not much more than 2 or 3 acres then that sounds rather decent rather than holding onto it and paying the taxes for it. It will take a year or two for people to start buying again if not longer. Our economy is down to much for people to just buy property.
