i was wondering if anyone has added a room onto the home and if so how much did it cost and was it a simple project to do without a contractor?we are looking to add a room onto our home,we have a screened porch and were considering using it.Any suggestions or comments,much appreciated!

Hi A friend of mine added on an addition. Her property taxes increased dramatically. She added a large addition. It increased the value of her house by 50%. If you do it check your tax laws first. Good luck with your plans.

Depending on what state you live in you might have to pull a building permit to have an addition. Check with your local building and code enforcement agency.

If your porch has a foundation that was poured at the same time your house was being built, it might already be considered part of your living space and square footage.

We have a front porch in our front as well as a covered patio in our back, both of which were poured at the same time our house was built. If we enclose our patio on the back all we need to do is have it framed, hang drywall, and have an outlet put on 3 of the 4 walls. (We have an outlet on 1 wall). A few years ago had an estimate from a friend who owns a construction company. He told us it would cost about $2000. We would not need to pull a permit since it was poured at the same time as our house.

Like Theresa mentioned, check with your local county assessors office and see how much your property taxes will go up if you add on.

;) we will have to pull a permit, but its not too bad considering we need the extra room so we wil be starting soon,im thinking of using glass to enclose the porch and turn it into another room. the kids are growing too fast and we are running out of room,LOL!
